- Insure that option fee and earnest monies and contract get to title company.
- Arrange property access to inspectors, appraisers, and contractors.
- Review the title insurance policy and Schedule C (liens against the property).
- Confer with your lender to confirm prompt delivery of loan documents to title company.
- Review seller documents, warranties, financials, and leases during the contract period.
- Review final reports of licensed mechanical and pest control inspectors.
- Make sure that all contract provisions are fulfilled in the required time.
- Correspond with title company that documents are proper and delivered on time.
- Fully discuss all financial obligations and expectations for all parties involved.
- Accompany you to the closing to answer any last minute questions.
- Follow up with you.
- Perform miracles and pull rabbits out of hat to hold contracts together.
